East Midlands Institute of Technology

YMD Boon was appointed by the University of Derby to provide architectural services for the transformation of its existing Enterprise Centre, a former conference facility, into the new East Midlands Institute of Technology (IoT).

Initially commissioned to produce a feasibility study at short notice, our team had just two weeks to identify options and develop a RIBA Stage 2 report to support a funding submission to the Department for Education (DfE). Following a rapid appraisal process, three potential locations were assessed, with the Enterprise Centre identified as the preferred option due to its distinctive design, prominent campus location, and suitability for establishing a strong IoT identity aligned with DfE branding.

The approved scheme involved significant remodelling and refurbishment to create advanced computer laboratories, flexible teaching spaces, collaborative zones, and informal learning areas. Working closely with University stakeholders, we ensured the brief captured their aspirations while commissioning condition and point cloud surveys to minimise construction risk and coordinate existing M&E systems effectively.

Funding was successfully secured, with £2 million allocated to the University of Derby as part of a wider multi-site IoT investment. We were subsequently appointed via the Scape framework by Overbury to deliver architectural and Principal Designer services through to completion.

The project required careful coordination, as works were undertaken on the first floor of a live building. Early planning around logistics, fire strategy, and stakeholder communication ensured minimal disruption. Close collaboration with the contractor, design team, and DfE resulted in timely approvals, strong health and safety performance, and the successful delivery of a flagship technical education facility supporting regional industry partners and future skills development.
