Grade II Listed refurbishment transforming Holly Walk House into flexible office space.
YMD Boon was appointed by Warwickshire County Council to provide multidisciplinary design services for the full refurbishment and remediation of Holly Walk House, returning the historic building to productive economic use while preserving its architectural character.
Located in Royal Leamington Spa, Holly Walk House is a Grade II listed building originally constructed in 1843 as a pair of residential dwellings. In later years the property was converted for office use. The project brief focused on restoring and remodelling the building to provide flexible employment accommodation that could be let to local businesses, helping revitalise the surrounding area while safeguarding the building’s heritage significance.
Working closely with the local Conservation Officer, we successfully secured Listed Building Consent for the proposed works. Externally, the main façade was carefully repaired and redecorated, including restoration of the stucco finish and reinstatement of the decorative frieze at high level. Brickwork repairs were carried out to the chimneys and to the side and rear elevations where required, while new windows and roof coverings were installed to ensure the building was fully weatherproof.
Internally, the layout was reconfigured to create modern, flexible workspace while retaining as much of the original building fabric as possible. The main feature staircase was restored and repaired, and later partitions were removed to reveal the building’s original proportions. Historic timber doors were retained, repaired and redecorated, while modern doors were replaced with new timber doors designed to reflect the character of the originals.
The completed building provides a range of office spaces across three floors, supported by new breakout areas and toilet facilities, allowing the accommodation to be occupied by either a single tenant or multiple businesses.
