Heathcoat Street, Nottingham

YMD Boon was appointed by a private developer to provide full architectural services for the redevelopment of a derelict site in Nottingham’s vibrant Hockley district. The project involved the demolition of an existing disused building and the design and delivery of a new mixed-use development, combining high-quality student accommodation with ground-floor retail space.

The new scheme includes retail space for a café or coffee shop at street level, helping to activate the ground floor and enhance the local streetscape. Above, the development provides 66 student bedrooms arranged across upper floors in a mix of studio and cluster flats. A welcoming entrance lobby includes a reception area, waiting space, and management office to create a secure and well-managed environment for residents.

Designed to respond sensitively to its urban context, the development enhances the character of the Hockley area while addressing Nottingham’s growing demand for student housing. The project contributes positively to the regeneration of this part of the city, bringing a previously underused site back into productive use and supporting the local economy through new commercial space.
